What we run into on Sandy Springs garages
Sandy Springs went up mostly between the late 1950s and the 1970s, then had a heavy teardown-and-rebuild wave layered on top. The result is streets where a 1965 split-level sits next to a 2021 house with a three-car garage — and the two need nothing alike.
Split-levels with the garage tucked under the house
One of the defining shapes of Sandy Springs housing, and one of the trickiest garages to work in. Headroom above the opening is often minimal because the floor above sits right on top of it, and standard torsion hardware does not always fit. Low-headroom kits solve most of it, but the measurement has to happen before the quote, not after.
Side-entry garages on the older stock
Very common through High Point, Hammond Hills and the streets off Mount Vernon. The door faces sideways rather than at the street, which means a wider turning apron, doors that take weather from a different angle, and track that wears unevenly if the slab has settled.
Steep lots and long driveways toward the river
The land falls away sharply as you move toward the Chattahoochee, and driveways through Riverside and Huntcliff can drop or climb a long way. It affects where a vehicle can safely sit while the door is moving, and it rules out old one-piece tilt-up doors that need clear swing space out front.
Rebuilds with three-car garages and mismatched doors
The teardown wave left a lot of houses with a double door plus a single. When only one fails and gets replaced, the mismatch is obvious from the street. If you are replacing one of a pair, tell us the make of the other and we will try to match rather than approximate.
Larger homes with heavy or custom doors
Through Riverside, Huntcliff and the west side of Sandy Springs the doors get wider, heavier and more often custom. Those want a wall-mounted jackshaft opener rather than a rail across the ceiling, and they are usually worth repairing rather than replacing.
Condos and townhomes off Roswell Road and Perimeter Center West

Openers on their second life
A house built in 1968 and sold twice has usually had one opener replacement somewhere around 2000. That unit is now twenty-plus years old — stripped drive gears, worn trolleys and photo-eye sensors drifting out of alignment every few weeks are what we see most.
